Vanderbilt Beach Waterfront Pricing
Vanderbilt Beach is a beautiful section of approximately 1.5 miles of North Naples beachfront. This area includes a collection of premium Gulf access homes on canals, with a fair number offering impressive, wide water views. The single family home section is referred to as Conner’s Vanderbilt Beach and is unique in that it offers excellent canal homes while still being within walking distance or a bike ride to the beach. It consists of approximately 500 homes and there are no HOA fees.
A collection of Gulf access condos can also be found on the East side of Gulf Shore Dr, directly across the street from the beach. To the North of Bluebill Ave is access to Delnor-Wiggins State Park, with the Vanderbilt Towers, Gulf Breeze, Baypoint & Surf Colony one block to the East also offering boating accommodations. And at the South end of Vanderbilt Beach you’ll find the Ritz Carlton Beach Resort.

Boating access to open water in the Vanderbilt Beach area takes you under Bluebill Ave. The bridge height is quite generous at 19 feet, but do be aware that Wiggins Pass, which is your access point out to the open Gulf is rather shallow and is subject to ongoing changes. It is dredged to keep it navigable, but this is a location where mother nature does put up a fight, so just be aware of it! Because of this, I recommend the area as an appropriate choice for smaller, shallow draft vessels. You’ll find mostly 20-24 foot boats behind the homes and condos in this area.
Pricing reflects the desirability and beach proximity of this location. 40-50 year old dated homes start around $1 million. Most options are in the $1.5-3 million dollar range, with those on the bigger water on the higher end of that range. New construction from the mid $3 millions, on up. Condos start in the $400s.
