South Fort Myers Waterfront Pricing

This is pretty much the social and economic center of the region.  A clean, desirable section of town with much of the area’s commerce and attractions including numerous restaurants, shopping centers, the international airport (RSW), Colleges, Florida Gulf Coast University, the spring training stadiums for the Minnesota Twins and Red Sox, etc. The combination of overall desirability plus a scarcity of canals make most South Fort Myers Gulf access homes cost a lot more than just across the river in Cape Coral.  Some neighborhoods, such as Gulf Harbour, St Charles Harbour and Jonathan Harbour command high premiums. But to start the conversation with the lower priced options: Single family homes tend to start around $600,000 but at that price, most are smaller and/or older, in need of repairs or updating or are long boating runs down shallower canals & creeks.  Cleaner, older homes with desirable direct access will be more around $700,000+.

Many nice options in the $800s, on up. This includes communities off of Iona Rd as well as The Harborage and Tidewater Island. Those in close proximity to the mouth of the river like Palm Acres and Jonathan Harbour will naturally command larger figures though.

If you are after very late model homes, options are limited- Keep in mind that many of these areas were built out in the 1960s through the 1980s, so the new options are typically in areas like the ‘Town & River’ neighborhood where the river access is excellent and the previous home was bulldozed. These tend to start around $1 million, because of the significant land value.

There is one exception where they managed to break ground and build a new Gulf access community in recent years: Hidden Harbor. It also starts around the $1 million mark.

If these price points are higher than you are targeting, consider the communities offering marina environments instead. Ex: Caloosa Yacht & Racquet, The Landings and Water’s edge at Peppertree Pointe to name a few. For example, Caloosa Yacht & Racquet sometimes has options in the $400s and a very affordable marina– it is a bargain by comparison.

And because of the lack of canals: most all condos in South Fort Myers are located in Gulf access communities, with a marina. So you’ll be keeping the boat there in a slip and not directly in back of the condo, like in Cape Coral. There is an additional expense typically associated with these marinas, so expect higher HOA fees and/or combined costs for doing so.  Options start in the $200s, though there are others costing 5 times that amount, so it’s just a matter of what exactly you want.  The Iona area in particular is a great target and lands you near both Sanibel and Fort Myers Beach.
