Sanibel Island Waterfront Pricing

Sanibel is a beautiful, exclusive island with many miles of ideal beaches.  No traffic lights, nearly no chain restaurants and no buildings over a few stories tall make this a charming island with a character all it’s own. On the island you’ll find a relatively small collection of Gulf access canals offering owners premium boating locations. Values here are considerably higher than the mainland, and are also more expensive than neighboring Fort Myers Beach.

We refer to the island as having a West side and an East, with the East being closer to the causeway and the mainland. Investors take note: Sanibel is a bit more restrictive than other areas pertaining to short term rentals- Monthly minimum rental periods apply on single family homes. Captiva and parts of Fort Myers Beach allow shorter time frames. But if you are purchasing specifically for your own use, that can perhaps be viewed as a positive attribute.

Pricing: For Gulf access homes: 40-50 year old homes from under $750,000, though most tend to be in the $800s to low $1 millions.  Nice, well maintained 20-30 year old home options from the low $1 millions, on up.  Newer construction $1.5 mil+.

For condos: a few smaller options start around $400,000. Many more options from $500,000+. Note that Sanibel’s Gulf access condos were built 30+ years ago, so searches for late model construction will not yield any results. Many have been updated nicely though, so just be sure to include older construction in any searches.
