Port Royal Gulf access homes are amongst the most exclusive and sought after homes on the entire West Coast of Florida. Relatively deep water (7-11 feet in most canals), no bridges and in certain cases, suitability for very large yachts in excess of 100 feet all add to it’s appeal. Pricing is reflective of these being the most desired addresses in the region, with waterfront homes selling for up $28 million, and beachfront up to $48.8 million. Home prices in Port Royal tend to start around $5 million. Late model homes from around $8 million +.

Aqualane Shores to the immediate North offers an alternative, with a very desirable combination of direct access waterfront, close proximity to Old Naples and 3rd St and of course the beach being just a couple blocks away. Vintage Gulf access homes from around $3 million. At those prices though they are typically being sold just for their lot values. Most homes are $4 million, on up. Late model homes around $6 million +.
And Old Naples has a few condo options starting as low as the $300s. These are mostly from the 60s and 70s. A few unique newer and/or notably larger options exist as well, at considerably higher prices (ex: Old Naples Seaport, Naples Boat Club).
