Pine Island Waterfront Pricing

Pine Island is made up of two main sections: The town of Bokeelia to the North and St. James City to the South. I’m also including Matlacha in this section too, though it has it’s own unique character.

If you haven’t been to Pine Island before, it’s likely to differ from what you expect. Whereas most South Florida islands are quite developed, covered in condos, etc that’s not really the case here. In fact the middle portions of the island are much more farmland, tree nurseries and forested areas. It’s pretty much only at the Northern and Southernmost tips of the island that you see much of any development. And that’s pretty much how residents like it. These locations area all about the fishing!

Bokeelia offers immediate access to Charlotte Harbor. And St James City offers great access to San Carlos Bay and the open Gulf. Matlacha is tucked to the East and offers good access to both. All three of these choices offer the serious fisherman a great boating location at a notably more affordable price than the surrounding islands, as long as you don’t mind being out a ways from most of the region’s shops, restaurants, etc.

Also of note: Gulf access listings in all these areas are direct access- no bridges except Jug Creek in Bokeelia, though passing under it isn’t necessary for accessing the open water.

Pricing on most 40-50 year old Gulf access homes from about $400k, on up. Quirky little properties pop up at lower prices- typically in the $300s, though on occasion some even come available in the $200s. Desirable, later model homes in the $600s+. 2 bedroom Gulf access condos from the lower $200s.
