NW Cape Coral Waterfront Pricing
Still less developed (for now) than South Cape Coral, though quickly filling in with many new construction homes. A good consideration for buyers who like a few less neighbors, want to pay less, but don’t mind that most of it (except the Southernmost portion) is a bit remote from restaurants, shops, etc. Most Gulf access homes are relatively newer with most built in the past 10 years or so, and are price from the $600s+, and are behind a 10’ clearance bridge or so. Virtually no condos in this location. A lot of empty, cleared lots give certain streets a different feel. Some people love it and it’s more low-density quality, others prefer looking further South. Ceitus Pkwy area and Matlacha Isles offer the shortest boating runs.
Matlacha Isles is all direct sailboat access as is the southernmost portion of NW Cape, BUT Matlacha Isles is primarily an older collection of homes. It is the rare exception up this way, as almost everything else up this way is considerably newer.
And brand new construction options are plentiful in NW Cape Coral. If you like the feel to the area, this is where you are going to get a lot for the money. New construction starts primarily in the $800s.
To better explain the NW Cape, please note the map below. There is just one access out to the open water in this portion of the city- at Matlacha Pass (see the map for the boating punch out location). So logically, the further North a property is located, the further the boating run. And in turn, the lower the pricing.

Also note only canals WEST of Burnt Store Road (the blue line on the map) offer Gulf access. Those to the East are freshwater and they don’t really go anywhere.
And OLD Burnt Store Rd is another notable division line (the North/South portion of the red line on the map). Those to the West of it offer direct access, meaning no bridges. Those to the East are behind a bridge and therefore are a bit cheaper…again, especially as you get further to the North.

There are no Gulf access canals in NE Cape Coral! All canals in this section of town are freshwater only, and do not have any boating access to the open water.
