Fort Myers Beach Waterfront Pricing

The island most all of us associate with Fort Myers Beach is actually called Estero Island. It should be pointed out that the next little island to the North, San Carlos Island, and a small portion of the immediate mainland are all considered part of Fort Myers Beach as well. There are a number of Gulf access options here and a wide range of price points can be found.

It shouldn’t be overlooked just how good the boating is from much of Ft Myers Beach. Whereas many other sections of SW Florida require miles of travel up a river, through a network of canals, etc, here you’ll be enjoying the boating almost immediately. Plus the beach is never more than a couple blocks away, as this is a very skinny barrier island.

Fort Myers Beach encompasses a rather lengthy portion of the area’s coastline: It is 7 miles long. And with a number of canals on the bayside, it adds up to a nice collection of Gulf access choices. It’s by no means anything like Cape Coral’s vast canal system, but frankly nothing is– and again, this has the benefit of the beach and the much quicker boating access out.

Gulf access homes on the island start at about $500k. At this price they tend to be very modest, as most all the value is in the land. As you move up to $700s, the options expand considerably. Later model homes on Gulf access canals tend to start around $1 million.

Price points are lower on the mainland sections of Ft Myers Beach. And though you can no longer walk to the beach from those locations, they do offer a more affordable alternative.

Towards the South end, the area referred to as Bay Beach Lane there’s a number of Gulf access condo options as well. A sprinkling of a few others throughout the island too (ex: Ocean Harbor in the middle of the Island and Boardwalk Caper on the mainland, just before the beach).

Do note: there’s a lot of ‘local knowledge required’ to making sound purchases here though- from rental zone restrictions, 50% improvement limitations, flood zone quirks, traffic concerns and more. Not to worry though: I’ve lived on the island for nearly 20 years now, so I can safely guide you through it!
