East Fort Myers Waterfront Pricing

Affordable Gulf access. East Fort Myers properties are available at a lower pricing point than equivalent homes in Cape Coral and most all of Fort Myers. The main tradeoff being the considerably longer boating run to the open Gulf waters and beaches. Tice is about 19 miles up the river, Ft Myers Shores is 25.5, Olga is 28 and Alva is 34.5 miles. So if your primary interest is quick boating to the Gulf, look elsewhere! But if you like the feel to these areas, you do get on the water quite affordably. Do note homes up this way tend to be older construction, as these sections of town were built out mostly in the 60s to 80s, though there are certainly some exceptions- especially those that are directly on the riverfront. Shops and restaurants in this area are older as well.

There are some hidden pockets out this way that take on a unique, more rural feel, some of which is quite scenic and park-like. Certain properties will be on larger acreage, surround by numerous Oak trees, covered in Spanish moss, and perhaps with bamboo growing along the shoreline. For those who prefer a lot more ‘country’ and rural feel than our predominantly suburban developed areas of waterfront, this could be a match. In particular, homes on the Orange River and in Alva.

Pricing: 50 year old homes in need of updating can be found around $300k. Sometimes even a bit less. Lots of choices in the $400s and $500s. Desirable riverfront homes from the $600s. And very large estate homes with acreage and deep water Yacht accommodations from about $1 million, on up.

Virtually no Gulf access condos out this way- just single family homes.
