Captiva Island Waterfront Pricing
A small, prestigious island retreat North of Sanibel. All property here should be expected to command high price tags. Gulf access homes starting around $2 million can be occasionally found, though the average listing is more in the $2-5 million dollar range. Prices reach as high as $16 million+. A fair number of the Gulf access properties are hidden down long, tropical landscaped driveways, offering great privacy from the main street. A handful of the homes even have the beach directly out the front (across the street with no obstructions) and the boat dock right out back of the home. Note that the Northern 2.5 miles of the Island is behind a guard gate and is all part of South Seas Island Resort. This division is shown on the map below by the yellow line:

Small 1 bedroom condos in South Seas Island Resort from the high $300s+. And the occasional 2 bedroom Captiva Island condo starts in the $600,000s though there are more frequent options starting in the $800s, on up.
Note: rental income can offset a notable portion of the expenses as these are highly sought after vacation properties. Also be aware: Captiva and Upper Captiva are two separate and very distinct islands. Upper Captiva has no roads and no connection to the mainland! Be sure when viewing search results that you are indeed viewing only Captiva Island results, as listing agents all too often input them wrong.
