Bonita Springs Waterfront Pricing

Bonita Springs has a limited number of Gulf access waterfront options, with some notable variations to each particular section. Think of most of this area as relatively shallow though- it’s great for smaller boats, but not the right match for larger vessels or sailboats. Here’s a breakdown to better explain it:

First, there are the longest run options. These are located East of U.S. 41 (aka Tamiami Trail) and get their access via the Imperial River, which flows Westward out towards the Gulf. These are quickly identified by their zip code: 34135. The river and the canals in this section are definitely only for small vessels. A pontoon boat, deck boat or a shallow draft skiff would be the appropriate match. Pricing for vintage and smaller homes generally starts in the $400s. More options from the $500s, on up. Riverfront options go at a bit of a premium.

A bit further to the North: Spring Creek offers another small access point to the Gulf. There’s very limited options up this creek, given the tiny size to it. Most notably is the little neighborhood of ‘Estero Bay Shores’ which offers mainly older, affordable Gulf access homes with a sprinkling of a few newer options. Pricing from the $300s. Appropriate boats here are 20′ deck boats, pontoons, and small center consoles.

Then there is the main section of Bonita Springs waterfront, West of 41, offering direct access. This includes the Little Hickory Shores section to the South of Bonita Beach Rd, and Imperial Shores to the North. Zip code: 34134 for all these portions West of US 41.

There’s quite a variation to the price points here, ranging from vintage Gulf access homes around $400k, newer/nicer choices $600k+, to massive late model homes all the way up to $6 million. It makes for quite a variation of properties, often located on the same street even. Do use a little caution on the lower price point ones though- there’s some glorified ditches connected to the Imperial river that try to pass as Gulf access! Fine for canoes and kayaks, but certainly not for actual powerboats. There is also a small collection of condos available in this section as well, some with superb views (ex: Little Hickory Bay Condo, Hickory Harbour) from the $300s.

Note on the map above the very Northern portion: That is all part of a very large, planned community called Bonita Bay. With the exception of a handful of homes directly on the Imperial River, homes and condos within this community gain their Gulf access via a marina, also noted on the map. Additional marina fees apply. This brings me to a point that I’d like to mention: When searching for Gulf access homes, listings in communities such as this can be listed either way- as being Gulf access or not. Depends on how the listing agent input the data, and a case could be made in either direction- they don’t include Gulf access, as it’s an additional fee, but it is indeed available. So when you are conducting such searches, bear this in mind! And frankly, it’s probably better to contact me to ensure no good ones go unnoticed.
