Bonita Beach Waterfront Pricing
Bonita Beach is also known as Little Hickory Island, though most will just simply refer to it as Bonita Beach. It consists of just over 3 miles of beachfront homes and condos on the Western side of the main road, Hickory Blvd, and a relatively small collection of Gulf access waterfront properties on the East. For the purposes of this discussion, we’ll be focusing in on those Gulf access homes and condos on the East side, and we’ll separate Barefoot Beach to the South for the next discussion.
Note that the water isn’t all that deep here, so again, this is a match for those looking to accommodate smaller boats. While I’ve seen an occasional 32’+ vessel and even a surprising sailboat or two here, it’s far more appropriate for deck boats, pontoon boats, 20-24′ center consoles and runabouts. Perhaps a little larger, depending on the specific boat and draft.

Bonita Beach has seen a significant transformation in modern times- many of the older homes have been bulldozed making way for large residences, though some exceptions still exist. Because of it’s desirable location, it’s clearer blue waters and yes, the great sand here, this area is sought after. And because the island is so narrow, everything is a pretty short distance to the beach itself. It is rare to find any homes offering Gulf access here under $800k. If you want a bit cheaper, yet are looking to retain the island atmosphere look to the North to Fort Myers Beach instead. Bonita Beach homes that are a bit newer/nicer or updated tend to start around $1 mil or so. Later model more like $1.5 mil+.
2 bedroom Gulf access condos are available on Bonita Beach from about $400k. And if very small accommodations are suitable for your needs, the ‘Beach and Tennis Club’ condo towers offer little 508 sq ft studio apartments with Gulf access starting around $300k.
One additional side note note when searching Gulf access listings here: Some beachfront homes may appear in the results for ‘Gulf access’ searches. This too depends on how they were input by their respective listing agents. So when you search for listings, these can appear in the results on high end searches. Keep in mind that these likely won’t have any actual boating accommodations, with rare exceptions.
